The U.S. Dept. of Housing and Urban Development (HUD) said Tuesday that the new federal spending freeze does not apply to Federal Housing Administration (FHA) single-family mortgages or claims.
The pause, imposed by the Office of Management and Budget, was originally to take effect at the end of the day Tuesday. However, a federal judge temporarily blocked the freeze from taking effect until next week.
According to a Politico article, lobbyists had been unable to figure out if FHA loans or Ginnie Mae securities would be covered, leading major lenders to consider “cutting off access to FHA lending.
The FHA, an arm HUD, insures mortgages for low- to moderate-income borrowers, providing coverage on more than 8 million single-family mortgages. Ginnie, also part of HUD, packages government-backed mortgages into securities that it sells to investors.
Additionally, the Dept. of Veterans Affairs has determined that all 44 of its financial assistance programs will continue uninterrupted and that all VA programs and operations will continue uninterrupted. “This will have no impact on VA healthcare, benefits, or beneficiaries,” according to the Acting VA Secretary Todd Hunter.
