You’ve heard of iBuyers, but do you know what Neo Brokers are? Did you know putting an emoji in the subject line of an email can increase your open rates? What about the fact that there is a program that can automatically organize your emails by transaction and client? Bet you wish you knew which 360-degree camera was best for creating a virtual tour.

Well, if you attended the first-ever C.A.R. Tech Xperience Virtual Summit earlier this month, then you learned about all that and so much more. This inaugural virtual event was jam packed with so much tech information that attendees couldn’t keep up.

Here are just some of the key takeaways from the event:

  • Residential real estate is moving towards three different models:
    • iBuyers — Companies that offer guaranteed cash purchases for homes they then resell.
    • Neo Brokers — Platforms that provide a digital backbone connecting the full transaction process. They often build in services like title and mortgage into their platform.
    • Elite Agent Platforms — Platforms targeting top agents and providing them with in-house tech tools.

  • The number one thing that drives real estate response emails is a sense of urgency.
    • Consumer real estate emails that convey urgency in the subject line have a 38% higher open rate.

  • Visiting https://trends.google.com/trends/?geo=US will show you what’s trending on Google search. You can type in a term, like “real estate” to see what consumers want to know about a particular topic. This will help you create valuable content and allow you to connect with consumers.

  • Creating lead questionnaires is a great way to capture leads while keeping it interactive for the consumer. Filling out forms isn’t fun but answering questions “quiz style” can be.

  • Folio by Amitree is an email add-on that automatically organizes emails by clients and transactions and creates transaction timelines, all within the email platform.

  • The Real Estate Technology Institute has built a CRM Generator to help agents find the CRM that’s best for them. Visit reti.us/CRM to take a quiz, get a ranked list of CRM vendors based on your needs, watch a demo from each vendor and schedule a meeting with vendors.

  • Do not use a tripod when shooting a 360 virtual tour, as the legs of the tripod will be visible in the shot. Instead, use a monopod.

  • Facebook has a feature called “Facebook Video Premiere,” which allows users to upload a pre-recorded video and then play it live to an online audience. This is a great way to show a video tour.
