Property Management Master Certification (PMM)

The Property Management Master Certification (PMM) is a program for all licensed real estate professionals who want to learn how to manage residential and commercial rental property, work with investors, and deal with assistance animals.


After all requirements have been met (see below), students may apply for an official certificate. Once certified, students may add the certification and logo to business cards, websites, email signatures, blogs, promotional materials, and more. You must complete both certifications bundles below to receive your PMM certification:

 

 

PROPERTY MANAGEMENT MASTER REQUIREMENTS:

  • You must take and successfully complete any TEN (10) of the Property Management courses listed below.
  • You must first take the PMC package and then take the PMM package.
  • If you have already taken any of the below courses in the last two (2) years, you may apply the courses to your Property Management Master Certification.

PMC MASTER COURSES:

  • PMC 1: Residential Property Management: This course will provide you with an understanding about the responsibilities, functions, and skills involved in property management.
  • PMC 2: Managing Single Family Homes and Two-to-Four Unit Residences: This course will provide you with a thorough understanding of the single family rental housing market. Learn the fundamental requirements, responsibilities, procedures, and processes involved when establishing a successful property management business.
  • PMC 3: Apartment Buildings and Commercial Properties: This course is designed to provide real estate professionals a comprehensive overview specific to large apartment and commercial buildings including all facilities and equipment, tenant profiles, agreements, improvements by tenants, specialty properties and policies. Review the many opportunities and challenges that come with managing commercial properties and larger apartment buildings.
  • PMC 4 : Trust Funds, Fair Housing, and Legal Aspects of Property Management: This course will provide real estate professionals with a thorough understanding about the federal and state laws regarding fair housing, delinquency resolution, trust fund handling and other legal issues property managers may experience. Explore the various laws that every property manager and real estate licensee must understand to protecting your life and your business.
  • PMC 5: Working With Investors: This course will provide you with a thorough understanding of the real estate investment property market from residential income to commercial properties.
  • PMC 6: Vacation Rental Management: This course is intended to provide you with a fundamental understanding of the legal issues, concepts, strategies, and contracts that are involved in vacation rental management.
  • PMC 7: Selling Apartment Buildings: This course will provide licensees with a thorough understanding of the process involved in the physical and financial evaluation of an income property, with the emphasis on apartment buildings.
  • PMC 8: All Creatures Great and Small: Rules About Assistance Animals: This course is an extensive presentation of federal, state fair housing and other anti-discrimination laws regarding assistance animals. Help your clients understand the laws regarding assistance animals, whether they are owners, tenants, buyers or sellers of Common Interest Developments (CIDs).
  • PMC 9: Real Estate Investing Made Clear:   This course will increase your confidence when working with investor clients and open your eyes to many new opportunities.  Learn how to invest in real estate for yourself or your clients  
  • PMC 10: Beneath the Surface - Understanding the Anatomy of a Home:  This course is designed to help real estate professionals better serve their clients and increase their confidence when asked questions regarding basic home components and how they are constructed.

Certification:  The PMM Certification can be earned by successfully completing all 10 courses listed above.

Renewal Requirement: Members who took Certification courses and received their certification in 2018 and prior years (i.e. 2017, 2016, etc.) are encouraged (but not required) to take the renewal course since information within the real estate industry is constantly being updated and changing. Members who take the Certification courses in 2019 and beyond (i.e. 2020, 2021, etc.) will be required by C.A.R. Education to take a renewal course every two years to maintain their certification.

Any licensed real estate agent or broker who would like to establish and build a property management business.


 

Renewal Requirement:
Members who took Certification courses and received their certification in 2018 and prior years are encouraged (but not required) to take the bundle again or take the renewal course (if available) since information within the real estate industry is constantly updated and changing. Members who take the Certification courses in 2019 and beyond (i.e. 2020, 2021, etc.) will be required by C.A.R. Education to renew their certification.
